Updated: 4 hours ago
At the 2023 Southern New England Planning Conference, Dixon’s comments focused on how rapidly evolving housing markets are dramatically reshaping downtown redevelopment
opportunities.
David Dixon, FAIA, talked about the impacts of accelerating demographic change at SNEAPA 2023, focusing on the transformative opportunities these long-term demographic changes pose for downtown.
He examined the potential for extensive additional downtown housing to support a new generation of unique retail that brings downtown streets to life, helps attract downtown’s workforce back, and spurs still more demand for downtown housing and its related benefits.
“Housing is the new cornerstone for downtown vitality.” — David Dixon, FAIA
Responding to Changing Needs
As downtown demand for housing rises while demand for office falls, housing is replacing office as the principal driver of downtown change and a new era of growth. Expanding live/work/play downtown neighborhoods sets the stage for a new downtown workforce, focused on research and innovation rather than providing services like law and finance.
In turn, as housing supports more downtown amenities—“cool” places to eat, drink, and gather—it enhances downtown’s appeal as the focus for a growing “idea” economy.
